Rent Reviews

Rent Reviews can be a cause for concern and contention between landlord and tenant. This is highlighted by the fact that the concept of a Rent Review is between a hypothetical landlord and hypothetical tenant, with various assumptions that may not reflect current market conditions.

Early consideration in respect of a Rent Review is highly recommended and in our experience is time never wasted. This provides ample time for the terms of the lease to be clarified and a report provided, highlighting the rental value under the lease and the implementation of a strategy for undertaking the Rent Review, whether for landlord or tenant.

At Rent Review we would undertake the following:

  • Analysis of the lease, market conditions and the provision of an initial report and rental valuation with recommendations.
  • Negotiation of terms of the Rent Review and liaison directly with the client on strategy, as well as progress made.
  • For negotiated settlements, the checking of and finalising, by way of documentation, the Rent Review memoranda.
  • If required, proceeding to Third Party Determination by either an Arbitrator or Independent Expert with submission, counter submission preparation and submission as to costs.
